The NSW Central Coast home for sale where inspections are banned

A coastal NSW property, located amid a “private bushland sanctuary”, is set to go under the hammer later this month — but there’s a catch.

The property, located in Phegans Bay on the Central Coast, cannot be inspected by prospective buyers.

It is being sold by the Central Coast Council for overdue rates and charges and is standard during rate recovery auctions, the council does not have possession of the property until the auction.

The approximately 556sqm property is situated on an elevated block and backs onto a “private bushland reserve”, a Domain listing said.

It is located near trains, the motorway, cafés and shops, while the waterfront and a public wharf are only minutes away.

For any more information than that, prospective buyers will be left with their imaginations — as even the auction itself will not be held at the property.

It will be held in the Wyong Council Chambers on February 28, handled by Brand Property.

The property will be sold as-is and the council is not liable for any errors in the advertisement.

There is no price guide for the property due to the circumstances, but the aim of the sale is to recover the estimated value of the property and cover the money owed to the council as well as any expenses associated with the sale.

Under the Local Government Act, a rate or charge is overdue on an inhabited property if it has remained unpaid for more than five years.

The Phegans Bay property has not been sold since 2000, according to Domain.
